The Beard Group Inc. was retained by an affiliated private entity to research and shape a residential development opportunity in a high growth area of the metro Twin Cities. 369 acres of raw land in Hugo, MN was marked for an ambitious residential development on the western shore of Hugo’s largest lake, Oneka.

The development features nearly 7 miles of shoreline with the inclusion of Clear Water Creek and other wetlands. The proximity of utilities; parks; trail; lakefront; lake access, and the overall natural beauty of the land validated the site’s marketability: a master developer status was negotiated and a master plan (and execution) for the location is underway.

Property/Site

369 total acres of raw land of which 122 acres are reserved as “open space.” In addition to the still lakes and wetlands, Clear Water Creek flows through the site. Oneka Shores is located at MN 61 & 165th in Hugo, MN.

Project Information

Master develop and plan between 790 and 823 residences for the owner occupied market. The mix will include 280 pieces of town home, condominium, and/or detached town home units with the balance of residences suited to the conventional single family. Town homes and row homes are projected for the denser, centralized component while conventional single family units approach the lake. Scheduled for ground breaking in early/mid 2007, Oneka Shores adds to and builds on the appeal and benefit of North Country living with the convenience of the metro.
